A compact house hides its problems in the two places owners rarely go: the attic and the foundation. Lou has marked moisture staining across Bellerose attic framing that no bedroom ceiling had reported yet, and traced step cracks through foundation walls that had been painted over — twice. Paint is not a repair; it is a postponement with a finish coat.
The report's job is to separate the cosmetic from the structural and say which is which plainly. On houses this age, most findings are maintenance — but the handful that are not are exactly the ones worth the fee.
